Stagecoach Mountain Ranch Moves Forward: A Bold Vision for Routt County

The future of Stagecoach is starting to take shape. With Routt County’s Planning Department officially accepting Discovery Land Company’s applications, the formal review process for the Stagecoach Mountain Ranch development is now underway. This is a significant milestone for a project that will bring a world-class private ski resort, hundreds of homes, and meaningful community benefits to South Routt.

A Resort That Balances Growth and Preservation

Spanning roughly 6,100 acres, Stagecoach Mountain Ranch is designed with balance in mind. Discovery Land Company’s plan calls for just 12% of the property to be developed, with the remaining 88% preserved as functional open space. That includes ski runs, trails, and new conservation easements that lock in protections for large portions of untouched land.

This approach ensures growth comes with stewardship. Rather than sprawling, the development will concentrate housing, recreation, and amenities in thoughtfully planned areas while preserving the natural beauty that makes Stagecoach unique.

At full build-out, the plan includes 613 luxury homes and 137 workforce housing units. Importantly, 95 of those units will be designated affordable housing—well above Routt County’s requirement of 82. The Review Process and What Comes Next

The county has accepted 11 separate applications, which have been referred out to agencies ranging from Colorado Parks and Wildlife to the U.S. Forest Service and the Colorado Department of Transportation. Each agency will provide feedback, leading to revisions and refinements in the plan.

Public hearings are tentatively scheduled to begin in early 2026, though they could come as soon as January 2026. For now, the development team continues to work closely with the county and stakeholders to ensure compliance with the 2017 Stagecoach Community Plan and to deliver on the commitments outlined in their proposal.
