🏢 Former Racetrack Transforms into Thriving Community near Detroit

In a bold move, Michigan’s last horse racing track, Northville Downs, has given way to a visionary master-plan. The $248 million development, known as “The Downs,” is taking shape just 27 miles from downtown Detroit. Here’s what you need to know:

  1. Mixed-Use Marvel: The Downs will feature 174 apartments, 53 condos, 245 single-family homes, and townhomes. Add to that 338 public parking spaces and over 18,000 square feet of commercial space.
  2. Collaborative Effort: Co-developed by Hunter Pasteur and Toll Brothers, with support from Soave Real Estate and Forbes Co., this project aims to redefine community living.
  3. Architectural Inspiration: Petoskey-based Presley Architecture and Northville’s M Architects drew inspiration from Northville’s character. Expect diverse building heights, brick facades, and trim colors.
  4. Environmental Boost: The Michigan Department of Environment, Great Lakes, and Energy awarded a $1 million Brownfield Redevelopment Grant. It’ll help restore the River Rouge and create three parks: Central Park, Gateway Park, and River Park.
